1. Acceptance of terms

By accessing or using the Maldiverooms website at maldiverooms.com ("Platform"), you agree to be bound by these Terms of Use ("Terms"). If you do not agree to these Terms, please do not use the Platform. These Terms apply to all visitors, guests, and property owners who access or use the Platform.

2. About Maldiverooms

Maldiverooms is an accommodation booking platform that connects travellers ("Guests") with property owners ("Hosts") offering private homestays, guesthouses, and boutique hotels on local Maldivian islands. We are based in Malé, Republic of Maldives. We act as an intermediary and are not a party to the accommodation agreement between Guests and Hosts.

3. Booking enquiries

Submitting a booking enquiry through the Platform does not constitute a confirmed booking. A booking is confirmed only when the Host has accepted your enquiry in writing (by email or WhatsApp) and any required deposit or payment has been received and confirmed.

We reserve the right to decline or cancel enquiries at our discretion, including where a property is no longer available or where we suspect fraudulent activity.

4. Guest responsibilities

As a Guest, you agree to provide accurate information, comply with the laws of the Republic of Maldives, respect the property and local community, adhere to house rules communicated by the Host, and not use the Platform for any unlawful or fraudulent purpose.

5. Host responsibilities

As a Host, you agree to provide accurate property information, hold all required licences and permits, meet Maldiverooms hosting standards, respond to Guest enquiries promptly and professionally, and not list properties you do not have the right to offer.

6. Payments

Payment processing on the Platform is handled by Stripe. By making a payment, you agree to Stripe's terms of service. Maldiverooms does not store card numbers or full payment details. All prices are displayed in the currency indicated on the listing. Maldiverooms is not responsible for currency conversion fees charged by your bank or card provider.

7. Cancellations and refunds

Cancellation and refund terms are set by individual Hosts and communicated at the time of booking confirmation. Maldiverooms does not guarantee refunds and is not liable for losses arising from cancellations by either party. In the event of a dispute between a Guest and a Host, we will endeavour to assist in reaching a fair resolution but are not obligated to do so.

8. Intellectual property

All content on the Platform — including text, images, logos, and design — is owned by or licensed to Maldiverooms and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works from any Platform content without our prior written consent. By submitting photos or content to the Platform, Hosts grant Maldiverooms a non-exclusive, royalty-free licence to use that content for the purpose of operating and promoting the Platform.

9. Limitation of liability

To the fullest extent permitted by law, Maldiverooms is not liable for any loss or damage arising from your stay at a listed property, the accuracy of property descriptions or photos provided by Hosts, any indirect, incidental, or consequential loss arising from use of the Platform, or any interruption, error, or unavailability of the Platform. Our total liability to you shall not exceed the amount paid by you to Maldiverooms in the 12 months preceding the claim.

10. Indemnification

You agree to indemnify and hold harmless Maldiverooms, its directors, employees, and agents from any claims, losses, damages, or expenses (including legal fees) arising from your use of the Platform, your violation of these Terms, or your violation of any third-party rights.

11. Prohibited conduct

You must not use the Platform for any unlawful purpose, attempt to gain unauthorised access to any part of the Platform, submit false or fraudulent information, scrape or systematically extract data without our written consent, or post content that is defamatory, offensive, or infringes third-party rights.

12. Governing law

These Terms are governed by and construed in accordance with the laws of the Republic of Maldives. Any disputes arising from these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the courts of the Republic of Maldives.

13. Changes to these terms

We may update these Terms from time to time. We will notify you of material changes by updating the "Last updated" date at the top of this page. Continued use of the Platform after changes constitutes acceptance of the updated Terms.
